Daam Sakane is state aid for buying a main home in Morocco: 100,000 MAD when the tax-inclusive price is no more than 300,000 MAD, or 70,000 MAD above 300,000 MAD and up to 700,000 MAD inclusive. Both the applicant and the property must qualify. Apply through the official platform; the notary then handles the deeds, property documents and payment process.
Official sources reviewed on 11 October 2026. This guide explains the process; the programme, rather than SYNDIWISE, decides whether aid is awarded.
The 2026 updates to know
Decree 2.26.578 of 22 September 2026, published in Official Gazette 7548, updates sale completion and mortgage release. See step 7 and the “After purchase” section below. These are separate from the document-upload deadline following preliminary approval.
From 1 January 2026, the Finance Law allows owners in undivided co-ownership to benefit from the aid. An undivided share in a family home, for example through inheritance, therefore does not automatically rule you out. All other conditions still apply. Ask a notary to check the precise nature of your ownership rights; the exception does not cover every type of ownership.
2026 Finance Law — Official Gazette, Article 8
At the time of review, the portal also displays an SMS login verification notice. If the code cannot be received, it points to authentication using Mon e-ID, the DGSN digital identity app. Follow the instructions shown in your account. This notice concerns account access; it does not change the eligibility criteria.
100,000 or 70,000 MAD: which amount applies?
- Tax-inclusive price of 300,000 MAD or less: 100,000 MAD in aid, subject to approval.
- Tax-inclusive price above 300,000 MAD and no more than 700,000 MAD: 70,000 MAD in aid, subject to approval.
- A tax-inclusive price above 700,000 MAD falls outside these aid bands.
At exactly 300,000 MAD, the 100,000 MAD band applies; at 300,001 MAD, it changes to 70,000 MAD. Exactly 700,000 MAD remains within the 70,000 MAD band. The threshold is based on the tax-inclusive purchase price, not the loan amount.
For example, a home priced at 280,000 MAD leaves 180,000 MAD of the price to fund after approved aid of 100,000 MAD. At 450,000 MAD, aid of 70,000 MAD leaves 380,000 MAD. Acquisition costs and any loan fees and interest are additional.
Amounts and deadlines: official Daam Sakane FAQ
Check your personal eligibility first
- Be a Moroccan citizen, whether living in Morocco or abroad.
- Not have previously received state housing aid or a state housing benefit.
- Not hold all ownership rights in residential property on the application date. Undivided co-ownership falls under the 2026 exception; disclose your circumstances to the notary.
- Commit to using the home as your main residence for at least five years from the final purchase deed.
The official FAQ confirms that single people and people without children can also benefit. Marriage or parenthood is therefore not a general entry requirement.
The property must qualify too
- A tax-inclusive sale price of no more than 700,000 MAD.
- The first sale of the home. A resale by a previous buyer does not meet this criterion.
- An occupancy permit issued on or after 1 January 2023. The permit date matters, rather than just the advertised construction date.
- At least two rooms. This does not necessarily mean two bedrooms. Ask the notary to confirm that the property meets the requirement.
- A promise of sale and a final sale deed executed before a notary.
Before paying an advance, ask the notary to check the permit, first-sale status, the seller’s ownership and registrations affecting the property. An advertisement saying “Daam Sakane eligible” is not an award decision. Ask for the deeds to address what happens if aid or bank financing is refused.

Documents and information: who prepares what?
For your account, have your national identity card and a phone number you can access ready. Follow the platform’s identity checks. The official guide describes using Mon e-ID; screens may change. Keep your password and SMS codes private.
For the application, prepare the property location, price band and whether you live in Morocco or abroad. Enter your actual circumstances. The guide presents the civil and social digital identifier (IDCS) as optional.
After preliminary approval, give its reference and evidence to the notary. The notary uploads a copy of the promise of sale they prepared and a copy of the occupancy permit. Agree with them on any other documents needed for your deed and circumstances.
The FAQ says applicants do not lodge a paper application file with the programme’s administration; they complete the application online. Documents needed by the notary still apply. If you seek a loan, the bank may require its own income and financing evidence.

How to apply for Daam Sakane, step by step
1. Check the purchase before applying
Choose a home within your budget and ask the notary to check the property criteria. Work out the price left after possible aid, additional costs and available funding. If you need a loan, speak to the bank too: programme approval does not approve a mortgage.
2. Create your account on the official platform
Open daamsakane.ma and follow the account setup and identity verification shown. Use your own phone and keep control of your login. Avoid intermediary sites promising guaranteed approval.

3. Complete and submit the application
Check your identity details, location and price band before confirming. After submitting, keep the application reference and check your personal account.
4. Preliminary decision: up to 7 days
The official FAQ states a maximum of seven days after submission for the preliminary response. This is preliminary acceptance, rather than payment of the aid. Once approved, obtain the evidence of approval and contact the notary.
5. Notary uploads documents: 30 days from notification
The notary has thirty days from notification of preliminary approval to upload the promise of sale and occupancy permit. Contact them early. The FAQ says missing this deadline automatically cancels the application; a new application can be submitted.
Article 4 also requires uploading the promise within seven days of its preparation. This starts when the promise is prepared; the FAQ’s thirty days start at preliminary-approval notification. The notary must coordinate both deadlines.

6. Validation and payment: up to 15 days after the notary’s upload
The FAQ provides a maximum of fifteen days from the notary’s upload of the promise of sale and occupancy permit for approval and payment. The starting point is that upload, rather than account creation. Payment is by cheque payable to the notary or a transfer to the notary’s CDG account.
A cheque physically handed to the applicant is still payable to the notary; the aid is not unrestricted spending money.
7. Complete the sale: the deadline is now 60 days
The final sale deed must now be concluded within a maximum of sixty days from the notary receiving the aid, instead of thirty days. This is the Article 6 change introduced by the September 2026 decree. Record the notary’s receipt date and schedule signing accordingly.
The notary then uploads the final deed and property certificate within the thirty-day deadline in the text. If the purchase is not completed within the legal period following payment, the notary must return the aid. Confirm your case’s deadlines with them.

Track an application, a problem or a refusal
Log in to your Daam Sakane account or the official app to see the application status. Record the reference, the message shown and the notification and upload dates. If progress stops, ask the notary whether the documents were uploaded and whether a correction is requested.
If refused, read the reason before starting again. Incorrect identity details, a property issue and an unmet condition need different responses. The guide describes a complaints section in the private account; you can also use the official contact channel with your application reference. Resubmitting alone does not resolve ineligibility.

After purchase: main residence, MRE and resale
The home must remain your main residence for at least five years from the final deed. The FAQ excludes rental and professional use from this definition. For Moroccans living abroad, it provides for a home kept in Morocco or occupied free of charge by a spouse, parents or direct first-degree descendants.
The deed includes a mortgage guarantee in favour of the state. The 2026 Finance Law specifies that transfer cannot take place before release of the mortgage and provides for repayment of aid if the main-residence commitment is not met. Before selling, renting or changing the use, ask the notary about the required evidence and process.
The September 2026 decree adds an online application for a mortgage-release certificate. The programme’s managing body reviews it within thirty days of submission, checks the legal conditions and issues the certificate through the platform. Applying does not automatically release the mortgage.
Budget for the full purchase, beyond the aid
Aid pays part of the purchase price. You still need to fund the balance, acquisition duties and fees, any borrowing costs and building service charges. Request a written breakdown from the notary and, if needed, a priced loan proposal from the bank.
Our acquisition-cost tool helps you prepare budget scenarios. Its result is indicative, rather than a Daam Sakane eligibility decision or a notary’s quote.
Common questions before applying
Does an inherited share in a home rule me out?
Not automatically when your ownership is undivided, under the 2026 exception. A notary should examine your title, and you must meet all the other conditions. Do not declare that you own nothing when you hold property rights.
Must I be married or have a bank loan?
Marriage is not a general condition: the FAQ includes single applicants. A loan depends on your funding needs and bank approval. In every case, the remaining price and costs still need financing; the aid does not remove them.
Can I use it for land or just building work?
The criteria here concern buying a home: first sale, an occupancy permit and at least two rooms. Buying land alone or funding work alone does not match this home-purchase scheme.
Does preliminary approval mean the money is available?
No. The notary’s document upload, validation and payment under the official process are still required. Track the application and deadlines; do not commit solely on a preliminary approval message.
Your checklist before committing
- Have my personal conditions been checked, including undivided ownership and any previous housing aid?
- Has the notary checked the tax-inclusive price, occupancy permit, first sale and two-room requirement?
- Can I fund the balance and fees, with a bank decision if a loan is needed?
- Have I recorded the approval notification and agreed the thirty-day upload schedule with the notary?
- Do I understand the five-year main-residence commitment and mortgage release conditions?
For a property project in Tetouan or northern Morocco, SYNDIWISE can help define your search and budget. Submit housing-aid applications and identity data to the official programme and notary, rather than our contact form.
