A bright living room can make an apartment feel right in seconds. Understanding its real cost, checking whether everything works and finding out who handles problems takes longer. Before signing or paying, check the property, the person offering it and the terms. This checklist helps you compare homes, whether moving locally or abroad.

BEFORE THE VIEWING

  1. Verify who is offering the apartment. Find the agency’s contact details independently and confirm the listing. For a private landlord, ask how to verify their identity and authority to rent it. Access to a property does not, by itself, prove authority to let it.
  2. Check for conflicting listings. Search the address and compare advertisements. Different contact names or inconsistent prices need investigation. The FTC warns that scammers copy genuine photographs and descriptions to create fake offers.
  3. Request the complete cost breakdown. Separate rent, utilities, internet, parking and mandatory building charges. List upfront payments separately and ask which are refundable, under what conditions. Confirm whether any additional fees are permitted locally.
  4. Clarify what “furnished” includes. Request an inventory. Ask whether furniture or appliances shown in photographs belong to the current occupant and will be removed.

DURING THE VIEWING

  1. Check water and drainage. With permission, run taps, check the shower and flush the toilet. Look beneath sinks for leaks and notice slow drainage.
  2. Look for damp. Inspect window edges, ceilings and accessible corners. Notice musty smells, staining or bubbling paint. Ask about previous leaks and repairs. Shelter’s viewing checklist highlights damp, drainage and ventilation as practical inspection points.
  3. See appliances working. Ask the owner or agent to demonstrate included heating, cooling and kitchen equipment. Get agreed repairs and completion dates in writing.
  4. Examine access and safety. Check entrance security, window locks, shared lighting and escape routes. Ask about alarms and locally required inspections. A viewing does not replace a professional gas or electrical inspection.
  5. Test noise and connectivity. Listen with windows open and closed. Check your phone signal in the bedroom and working area. Confirm internet availability at the exact address.
  6. Inspect shared spaces. Walk through the entrance, stairs, lift and waste area. Ask who maintains them, how faults are reported and whether major work is planned.

BEFORE SIGNING

  1. Read the timing and exit terms. Identify the start date, duration, renewal arrangements and procedure for leaving. Check local rules rather than assuming that deposit limits, fees or notice periods are the same everywhere.
  2. Establish the repair contact. Ask who handles urgent problems and ordinary maintenance. Keep the contact details and reporting procedure.
  3. Confirm restrictions. Discuss pets, guests, working from home, parking and alterations. Have any essential arrangement reflected in writing.

PAYMENT AND HANDOVER

  1. Verify payment instructions. Confirm the recipient and purpose using an independently verified contact. Pressure to pay immediately, or demands for gift cards or cryptocurrency, are serious warning signs. A virtual tour alone does not prove a listing is genuine.
  2. Document the condition. Photograph existing damage, review the inventory and record meter readings where applicable. Send discrepancies promptly in writing. Retain the agreement, receipts and handover records.

COMPARE THE TOTAL, NOT JUST THE RENT

Separate monthly cost from move-in cash. A refundable deposit affects your upfront budget but is not a recurring bill. For illustration, Apartment A costs 800 plus 150 in mandatory monthly charges: 950. Apartment B costs 880 plus 40: 920. With the same currency and comparable inclusions, the higher advertised rent is actually 30 cheaper per month. Also compare travel time, condition and management responsiveness.

RENTING FROM ABROAD?

Ask someone you trust to attend a viewing if possible. A live video walkthrough helps you ask questions but does not replace checking the owner or agent. Before sending sensitive documents, verify the recipient and why the information is needed.
